Sedona Monsoon Season: A Home & Rental Prep Checklist

Arizona’s monsoon season runs roughly from mid-June through September. In Sedona that means sudden heavy downpours, lightning, strong winds, dust and flash flooding — often after weeks of dry heat. Most storm damage we hear about was preventable with a little spring maintenance.

Roof and drainage

• Have flat roofs and coatings inspected in spring; look for cracks, blisters and ponding.
• Clear scuppers, canales and gutters of leaves and debris.
• Check parapet caps and stucco for cracks where water can get in.
• Make sure the ground slopes away from the house and downspouts don’t dump against the foundation.

Electrical and equipment

• Consider a whole-home surge protector — lightning surges damage HVAC boards, pool equipment and electronics.
• Know how to reset breakers for the AC, hot tub and pool pump.
• If you rely on a generator, have it tested and use a proper transfer switch.

Trees and yard

• Trim dead or overhanging limbs before wind season.
• Secure patio furniture, umbrellas and hot tub covers.
• Clear dry brush — it’s also good wildfire defensible space.

Water damage

• Place leak sensors near water heaters, under sinks and near exterior doors.
• Know where the main water shut-off is.
• Save the number of a 24/7 water damage restoration company.

For vacation rental owners

Give guests a one-page storm guide: stay out of washes, what to do if the power goes out, and who to contact. Ask your cleaners to report any ceiling stains or wet spots after storms so small leaks get fixed fast.
